            Design Fees:

            Included are fees for design, elevations, and renderings. Not included are architectural floor plans, engineering and city permit fees. Fee schedule for design ONLY is as follows: $450 for initial space planning (this includes 3 revisions at no cost), $250 for any additional rooms, and $150 per additional revision. 

            Additional Work:

             Any work or upgrades beyond the scope provided in your estimate will be an extra cost. 

            Factors that increase costs:

            When considering your budget for any remodel these factors will play a crucial part in determining the final costs. 


            - Structural Changes: This is typical in new kitchen layouts where walls are being removed and/or locations for appliances and sinks are relocated requiring rerouting of plumbing, moving electrical wiring, and trenching existing concrete. These types of remodels significantly increase the cost of any remodel.

            - Complex Tile Work: Patterns like herringbone or installing small mosaic tiles will increase labor costs.

            - High-End Materials: Opting for luxury materials like natural stone, custom cabinetry, and high end fixtures can quickly raise the total price.
